Move-Out Procedures

At August Real Estate, we understand that moving out of a property can be both exciting and overwhelming. To ensure a smooth and hassle-free transition for both tenants and landlords, we have established clear move-out procedures. These guidelines aim to protect the rights and interests of all parties involved while maintaining a high standard of professionalism.

Giving Notice

Before initiating the move-out process, tenants are required to provide written notice to our office at least 60 days in advance. This allows us sufficient time to market the property and find new tenants. The notice should include the preferred move-out date and any forwarding address for security deposit returns or further communication.

Pre-Move-Out Inspection

Once the notice has been received, our team will schedule a pre-move-out inspection. This inspection allows tenants to address any necessary repairs or maintenance items before their departure. We highly recommend completing this inspection at least two weeks before the scheduled move-out date to allow for ample time to make any required repairs.

Cleaning and Repairs

Tenants are responsible for leaving the property in a clean and well-maintained condition. This includes removing all personal belongings, thoroughly cleaning the premises, and restoring any alterations made during their tenancy, such as nail holes or paint changes.
In case repairs are necessary, tenants should promptly inform our office. Depending on the situation, tenants may either arrange for repairs by our approved vendors or receive guidance on suitable methods for completing the repairs themselves. Failure to address necessary repairs may result in deductions from the security deposit.

Final Inspection and Security Deposit Return

After the tenant has vacated the property, we conduct a final inspection to assess its condition. This inspection includes comparing the initial move-in inspection report with the current state of the property. Any damages, excessive wear and tear, or cleaning deficiencies not remediated by the tenant may result in deductions from the security deposit.
Within 21 days of the move-out date, tenants can expect to receive a detailed security deposit disposition. This document outlines the deductions (if any) made from the security deposit and provides a breakdown of the charges. If there are no deductions, the full security deposit will be promptly returned to the forwarding address provided.
