Guidelines and Regulations for Tenants in a Multifamily Unit

At August Real Estate, we strive to maintain a harmonious living environment for all our tenants. To ensure a smooth and enjoyable experience for everyone residing in our multifamily units, we have established the following rules and regulations:

1. Tenant Conduct and Courtesy

  • Treat fellow tenants, property management staff, and neighbors with respect, courtesy, and consideration.

  • Maintain a reasonable noise level, especially during quiet hours (9 PM to 7 AM), to avoid disturbing others.

  • Avoid engaging in any behavior that may cause harm or discomfort to other tenants.

2. Maintenance and Cleanliness

  • Keep your unit clean, tidy, and free of any hazards that may jeopardize the safety of other tenants.

  • Dispose of garbage and recyclables in designated areas and follow the recycling guidelines specific to the property.

    • Tenants are not allowed to illegally dispose of electronics or other hazardous materials in the garbage or recycling.

      • Local guidelines can be found on the City or County websites where the Tenant resides

  • Promptly report any maintenance issues or concerns to the Property Management team through the Tenant Portal.

  • Do not tamper with or modify any aspect of the property without prior written permission from the property management.

    • Do not place or store any equipment, toys, or any other items inside or outside common areas without prior written consent from property management.

3. Pets

  • If allowed, keep pets in compliance with the pet policy and promptly clean up after them.

  • Be mindful of other tenants' comfort and safety regarding allergies, noise, and pet behavior.

  • Abide by any additional regulations outlined in the pet addendum or lease agreement.

4. Parking and Vehicle Regulations

  • Park vehicles only in designated areas and adhere to the assigned parking space(s) if applicable.

  • Respect the rules regarding visitor parking and ensure authorized vehicles are properly registered.

  • Vehicles should comply with local traffic laws and not impede access to emergency exits or driveways.

5. Community Spaces and Amenities

  • Be considerate of others while using shared facilities, such as common areas, swimming pools, fitness centers, or playgrounds.

  • Clean up after yourself and your guests in common areas to maintain cleanliness and appeal for all residents.

  • Follow any specific guidelines or reservation procedures in place for certain amenities.

6. Security and Tenant Safety

  • Comply with all security measures outlined by the property management, such as using key fobs or security codes when required.

  • Do not compromise the safety and security of the building by propping open doors or providing unauthorized access to non-tenants.

  • Report any suspicious activities or security breaches to the property management or proper authorities.

7. Lease Compliance

  • Abide by all lease terms and conditions, including rent payment schedules, agreed-upon rental amount, and other provisions outlined in the lease agreement.

  • Seek written permission from the property management for any subleasing or alterations within the unit.

  • Provide adequate notice to terminate the lease agreement according to the agreed-upon timeframe.

These guidelines and regulations are in place to maintain a positive living experience for all tenants. Failure to adhere to these rules may lead to warnings, fines, or, in extreme cases, eviction.
